Preferred Equity
An alternative to raising additional equity and with the benefit of a capped return. This can be useful when developers want to significantly reduce their cash contribution to a project and take advantage of other opportunities in their pipeline.
Preferred Equity can be a more flexible option for developers as it typically doesn’t involve taking security over the land-owner or a registered mortgage over the land. It is repaid after all secured debt, but before ordinary equity.
